How does the bid process work?

Free on-site assessment first, followed by a written proposal with line-item pricing, product data sheets, and DFT mil specs. For multi-building programs we also provide a phased schedule and per-phase pricing so the board can approve in stages.

How much downtime should residents expect?

Little to none in most cases. Work is sequenced by elevation or building so residents are never fully displaced, and we schedule loud or disruptive prep work during off-hours windows agreed with management in advance.

What safety documentation do you provide?

Site-specific safety plan, lift/scaffold certifications where applicable, and daily crew sign-in logs on request — all filed with your management company for the board packet.

Can you provide a certificate of insurance (COI) and W-9?

Yes — COI and W-9 are available on request for any commercial or GC client, typically same-day.

Do you handle mold, structural repair, roof replacement, electrical, or plumbing?

No. We diagnose and seal the water intrusion path — coatings, membranes, and sealants. For active mold remediation, structural repair, full roof replacement, electrical, or plumbing, we route you to the properly licensed specialist and note the boundary plainly in the assessment.
