Three Instruments. One Written Report.

A stain tells you where water showed up — not where it got in. We trace the actual path with pin & pinless moisture meters, thermal imaging, and hose-test verification, then document everything before we price anything.

Moisture Meters

Pin meters for direct-contact percentage readings; pinless meters for non-invasive scanning across broad wall and roof areas. Readings above 17% on stucco flag a system-level concern.

Thermal Imaging

An infrared scan of the exterior envelope reveals temperature differentials caused by trapped moisture behind stucco, roofing membrane, or wall assemblies — invisible to the naked eye.

Hose Testing

Controlled water application at suspect windows, joints, and penetrations replicates wind-driven rain conditions to confirm — not guess at — the actual entry point.

Is the $149 fee refundable if I don't hire you?

The fee covers the inspection and report itself and is not refundable — but it's credited in full toward any contracted work if you move forward within a reasonable window.

How long does the inspection take?

A standard single-family inspection runs 60–90 minutes on site; roof ponding checkpoints require a follow-up 48-hour observation where applicable. Report delivered within 48 hours.

Do you diagnose mold?

We diagnose and document the moisture intrusion path, not the presence or extent of mold growth. If conditions suggest active mold, we note it in your report and refer you to a licensed mold assessor/remediator.

Will you tell me if there's no problem?

Yes. A clean report with no failed checkpoints is a valid outcome — the inspection exists to find the truth, not to manufacture a sale.
